    I had the same experience as the other commenters, we tried to arrange a final walk through with the Superintendent​ Rob, we kept getting told that he was to busy, so we left the place spotless and never thought anything else about it... Until 5 years later when I had my credit checked only to find out that Poli rentals had sent me to collections! I had no idea what it was all about so I called the collections agency and the agency said I had to pay an invoice for just over $500 for damages such as " painting, carpet cleaning, and holes in the wall." Strange because those things are normal wear and tear (I am assuming they are referring to nail holes for pictures because there were no holes left.) I also was never contacted through email, phone or mail by Poli rentals to try and resolve this before they sent this bogus debt to collections. We challenged the bogus damage invoice with Equifax, and the bogus debt was removed.

    My roommates and I have also had a very bad experience with Poli Rentals. This happened a while ago and I’m still furious about it. We asked for a walk through while packing up but the manager mentioned he couldn’t make it. We didn’t think anything of it at the time. Upon leaving the place cleaner than when we moved in, as well as no damages, my roommates and I were given an invoice for nearly $2000 for damages and cleaning. We told them this was ridiculous and we wouldn’t pay for it. They initially said they would cut the bill in half if we pay immediately (If it actually was $2000 damage they wouldn’t have offered that). We just said we aren’t paying because that’s robbery and left it at that. A while later we got a call from the collection agency asking for the money owed to Poli Rentals. I explained this wasn’t fair and we weren’t going to pay (but the collection agency doesn’t care, they just keep phoning you and ask to pay the money). I ignored the calls from them afterwards. I was unaware that ignoring phone calls from a collection agency ruins your credit score. I finally decided to answer the phone one day and they mentioned that Poli rentals was willing to cut the bill in half if I pay soon. I decided to pay it at half price since I couldn’t do anything about it. I was trapped and couldn’t get out of it unless I paid. I have talked to several other Lakehead classmates and they have also had the same experience with Poli rentals. If they do this to everyone, then you know that they are just trying to steal money from people after they move out (since you can’t prove how good you left the place). If I could give Poli Rentals a rating of negative infinity, I would. But if you decide to use Poli rentals, make sure they provide you with pictures for when you move in, and do a walk through with them afterwards. Ask them to explain any damages while you are there with them. I imagine they will still try to find a way to jack up a bill and send it to you anyways. You’ve been warned.

    First, we were never actually contacted by Poli Rentals or the collections agency. We did not find out until it showed up on a credit check 6 years after we ended our tenancy. However, if you're still dealing with Poli Rentals or the collections agency, request in writing that both parties send you proof that the alleged damage was made by you, proof of the repairs that were completed for the alleged damage, and proof of the cost of those repairs. When they cannot provide this information, write them to say you dispute the debt, to cease from contacting you in the absence of any proof, and to pursue the matter in court (which they won't be able to).

    If you are renting from Poli rentals currently ensure that the landlord does a walk through with you BEFORE you leave, if he keeps making excuses why he can't, I would recommend sending a registered letter to Poli rentals requesting an inspection before whatever date you are leaving, also take your own photos of the apartment and send them with a letter to Poli rentals using registered mail as proof that the apartment is clean and undamaged (and keep copies for yourself incase they try to pull more funny business). I hope this review will help other people to avoid being taken for any money and avoid having to fight collections like I did.

    It is clear from the number of people who have had problems with Poli rentals over bogus damage claims, and in my personal experience, that I would recommend renting from another property management company. I would like to point out that a simple internet search will show that all the people who have given Poli rentals 5 stars are friends and family of Rob who was the superintendent of the building I lived in.

    Beware of Poli Rentals! Let me start by saying that they will never fix things you ask them to while living there. Also, it won't matter how spotless you left the place, they will send you a bill for around $2000 for cleaning and damages. If you don't end up paying, they will just get the collection agency involved. After that it's game over, your credit score remains bad until you give in to paying. I ended up paying the money because there wasn't anything I could do to get out of it. I did not deserve this to happen to me. It's so bad that there should actually be a Police investigation into this because I know there are plenty of other victims who this happened to as well. Stay away from Poli Rentals!!!

    I and my roommates had a very bad experience with poli rentals. Being a student of Lakehead University i lived on academy street which was quite convenient. Everything was good until me and my roommates moved out. We did ask the manager to do a walk through with us but he would put it off until we moved out. We all were crazy busy with exams so we didn't think much of it. As soon as we move out we get hit with a huge bill sent home and emailed regarding redundant charges like floors were not waxed, base boards were loose, etc. With a total charge over $1,000 followed by collection agency (after cleaning out the place well). They are not flexible at all and not worth the stress during university.

    Since our debt had already been reported to the credit bureaus, we also had to dispute the debt with TransUnion. They had a form which we used and we included as much information as we could, including copies of the letters we'd sent to Poli Rentals and the collections agency. The credit bureau will also contact the collections agency to ask for proof of the debt (which doesn't exist). Within about 6 weeks we got a letter confirming the collections account was removed from our credit records and we've still never been contacted by Poli Rentals or the collections agency.

    I hope this information helps someone else to avoid paying the bogus charges. We also reported what happened to the RCMP anti-fraud centre so it can be tracked and have also spoken to a media outlet who is interested in looking into the situation.
